The Government has introduced new rules for mortgages. The biggest change affects anyone that is looking to buy a home with less than 20% down. This will force all buyers to go through a “stress test” making them qualify for their new purchase on the 4.64% benchmark rate. In other words, if you were pre-approved for $400,000 price, after Oct. 17th it will be closer to $320,000. If you want to sneak in just before the new rules take effect, you need to make an offer and have a mortgage submission before Oct. 17th.
